An Environmental Desktop Report, sometimes called a Desktop Review, is similar in scope to a Phase I ESA but it does not include a visit to the subject property and is instead done entirely through digital review, earning the name “desktop” report. Although a site visit is not conducted, experienced Environmental Professionals still conduct thorough reviews of items such as database records from government and regulatory agencies, and historical records from third party data providers. They also complete environmental questionnaires with relevant stakeholders to build a more complete picture of the property’s history and usage.

The reports were completed in general conformance with the ASTM E 2018-15 and Fannie Mae PCR guidelines. Our Fannie Mae dedicated staff of engineers, architects, scientists, program managers, and reviewers delivered the high-quality comprehensive reports for which EBI is known, in accordance with the clients’ specifications and time restraints.
Tuxedo Park School requested an Acquisition Property Condition Report (herein referred to as APCR) to assess three buildings, ranging in size from one to three stories, totaling approximately 70,927-gross square feet and 64,037-net rentable square feet. EBI performed facility condition assessments to suggest repair or maintenance on items considered customary for the property to continue in its current operation, compared to properties of similar age and condition, and assisted Tuxedo Park School in its due diligence efforts in evaluating the property.
EBI Consulting provided Underground Storage Tank (UST) removal oversight with confirmatory soil sample collection and laboratory analysis at the Town of Andover Department of Public Works (DPW) Yard, associated with the decommissioning of a 10,000-gallon diesel fuel UST. The DPW Yard has an Activity and Use Limitation (AUL) on the property, so to facilitate tank removal, EBI prepared a Soil Management Plan (SMP) and an Environmental Health and Safety Plan (EHSP) to satisfy requirements of the AUL.
EBI performed a Capital Needs Assessment (CNA), Environmental Site Assessment (ESA), and HUD Environmental Review Online Systems (HEROS) Online Report for the refinance of a 280-unit multifamily residential complex.
